SUN GROVE RESORT VILLAGE, A SENIOR LIVING FACILITY IN PEORIA ARIZONA, HAS MANY OTHER PROPERTY PROBLEMS

PROBLEMS AT SUN GROVE RESORT VILLAGE

This is the fourth in a series of articles about dangerous problems at Sun Grove Resort Village (SGRV) property, a senior living facility located in Peoria, Arizona. This property is owned by the bank through a repossession. Arizona Officials are allowing the problems to be not totally repaired. Arizona Officials are allowing the dilapidated and dangerous senior living facility property to be sold and just pass on all the problems to a new unsuspecting buyer. That is wrong!

The first article posted on the internet was concerning the nine extremely dangerous kitchen violations which was discovered by a recent inspection by the Maricopa County Environmental Services in August this year. The second article posted on the internet was concerning the continuous mosquito problems caused by a moldy fountain discovered by a recent inspection by the Maricopa County Environmental Services in June this year. That mold article shares our SGRV toxic mold documentation and how SGRV hide the toxic mold problem with a phony mold report. The third article focused on the fact that SGRV is a “fire trap” because of many property problems.  This is the fourth and final article which focuses on other Miscellaneous Property Problems at SGRV.

We filed formal complaints of elder abuse and senior financial exploitation against SGRV with the Peoria Police, Arizona Attorney Generals, Maricopa County Attorneys, HUD, the FBI, and the United States Attorney General. None of the state and federal officials interviewed any of our sixty six witnesses. Nothing was done by state and federal law enforcement to stop the criminal activities at SGRV.

We hired a retired policeman and private investigator, Jacob Mueller, to interview some witnesses before they died. Mr. Mueller’s November 21, 2011 found criminal activities and unsafe living conditions at SGRV. This letter and the long written report of Mr. Mueller’s interviews of the SGRV victim was supplied to both state and federal officials. Nothing was done to stop the SGRV criminal activities or fix the SGRV dangerous property problems.

Synopsis of Police report: Mark and Carol allege the environment at SGRV is not safe and reported the following property problems:

1.   Standing water in walkways,
2.   Bug infestation including cockroaches,
3.   Dangerous open electrical boxes with wires exposed,
4.   Garbage standing in water,
5.   Failing state building code inspections,
6.   Failing pool inspections,
7.   Failing fire department inspections,
8.   Failing pest inspections,
9.   Failing mold inspection,
10. Failing to provide hot water in laundry room and kitchen,
11. Failing to clean up mold problem in their apartment #1027,
12. Refusing the usage of a mold free apartment,
13. Causing the rejection of Carol’s transplanted liver due to the mold exposure,
14. Violating their Fair Housing Civil Rights, and
15. Elder Abuse and Senior Financial Exploitation.

PEORIA POLICE OFFICER SHARI HOWARD

SHE SAID THE PEORIA POLICE DID NOT HAVE THE MANPOWER TO WORRY ABOUT ELDER ABUSE CRIMES.

Synopsis of Dan Monroe’s interview:

1.  No fire evacuation plan,
2.  No certificates in elevators,
3.  Unsafe electrical boxes,
4.  Improperly install wiring on outside of the building,
5.  No exit for residents that live on the second floor other than to use elevators,
6.  The broken internal alarm system that caused a resident to be injured and on the floor with no help for several days,
7.  That the Fairall’s had a mold problem with their apartment,
8.  That SGRV refused the Fairalls the usage of the guest apartment.

1.  SGRV damaged carpet after his mother move away and billed her $1,900.00,
2.  Found mold in his mother’s apartment,
3.  Sidewalks were not even with big drops that was dangerous to the elderly residents,
4. The broken internal alarm system that caused a resident to be injured and on the floor with no help for several days,
5.  Poor night time exterior lighting, and
6.  Unstable outside benches.

Synopsis of Millie Toedebusch’s interview:

1.  SGRV refrigerator broke and spoiled her food,
2.  Worried about fire because SGRV did not have fire drills,
3.  Walkways were often flooded which caused residents walking risks,
4. She wrote letters of complaints to Arizona Attorney General, Better Business Bureau, and Area Agency on Aging about SGRV’s criminal and property problems.
